Adding Terms and Conditions to Estimate/Invoice?

All of my Estimates or Invoices need to include a page of Terms and Conditions (basically just a big block of text).
What is the best way to include that page of text with each Invoice?
Should I use the Custom Text "End Note" for my invoice?
OR... would I want to create a new Document type and then somehow "attach" that to my Invoice?
